US Inventory Rebound Reached 18 States

It’s always fascinating to watch how the real estate landscape shifts, and this year, we’ve seen a meaningful change: by mid-Q2 2024, 18 states across the US reported more homes for sale than they had in 2019. This is a significant turn after the prolonged post-pandemic inventory shortage that challenged buyers and sellers alike. Nationally, inventory is still tight—supply remains below what we saw before 2020—but these pockets of growth suggest a slow return to balance in some areas.

For buyers, this means a bit more breathing room, as increased supply can offer more choices and may help ease the pace of price growth where inventory is above pre-pandemic benchmarks. For sellers, however, the market is subtly shifting. With more competition, crafting the right pricing strategy and presenting your home at its very best become even more important.
